Every instruction that comes off HomeBid starts from a digital twin of the transaction: the property record, the sales terms, the buyer's lender position, and the parties already verified. You arrive with the context, and your report goes back into the same record.
Your part in it
Instruction
An instruction from HomeBid carries the property and plot data, the agreed price and terms, the buyer's lender position and the parties' contact details, so the job starts on the day it is booked rather than after a week of emails.
Bookings
Booking management, a calendar and a marketplace listing for surveyors are built into the platform. They are switched on with the developments that need them; new-build snagging and valuation instructions come first, resale surveys follow with the resale journey.
The report
Your report is delivered into the transaction record and reaches the buyer, the lender and the conveyancers without being forwarded. Title data from HMLR joins the record once the Business Gateway is live.

The digital twin
When a seller accepts a verified buyer on HomeBid, the platform generates a digital twin of the transaction: the property, the parties, the verified identity and the evidence behind it, the financing position, the professionals appointed, and the acceptance record. It is built to the Property Data Trust Framework, an open standard, and delivered to the people who need it within 48 hours.
What it holds
Plot or property and sales terms; buyer and seller; identity results aligned with HMLR Practice Guide 81; source of funds and source of wealth evidence; screening results with the daily refresh history; the buyer's solicitor and lender position; the acceptance record with timestamps.
Who receives it
Both conveyancers on acceptance. The agent that marketed the property. The surveyor and the lender or broker when they are instructed. A settlement rail if one is used. Each party gets the slice it needs, in JSON its systems can load and a PDF it can read.
What it is not
The twin accelerates the work of every professional in the chain; it does not replace it. Conveyancers re-verify under their own rules, lenders underwrite, surveyors inspect. HomeBid never represents otherwise.
Who is in the transaction
HomeBid launches with housebuilders because that is where the volume is. The platform is built for every party to a residential transaction, and the twin records each of them.
